Buying Programs
What buyer programs do you offer?
We offer three programs: traditional rentals (Section 8 accepted), rent-to-own (10% of monthly rent credited toward purchase), and owner financing (we finance directly—no bank needed).
What is the rent-to-own process?
You rent the home at an agreed monthly rate, and 10% of each payment is credited toward your future purchase price. You lock in today's price and have time to build your credit and savings before purchasing.
How does owner financing work?
Instead of getting a mortgage from a bank, we act as the lender. You make monthly payments directly to us. Interest rates typically range from 7.5% to 10.5%, depending on your down payment and credit profile.
Do you have a VIP buyer program?
Yes! Our VIP Buyer Program gives you early access to new listings before they're publicly available, priority placement, and a dedicated advisor to guide you through the process.
What down payment is required?
Down payment requirements vary by program. For owner financing, we offer flexible options and work with your situation. We accept 401K withdrawals, borrowed funds, and gift funds as part of your down payment.
Qualifications & Credit
Do you accept Section 8 housing vouchers?
Yes! We proudly accept Section 8 / Housing Choice Vouchers across our rental portfolio. Contact us to see which homes are currently available for Section 8 tenants.
Is there an application fee?
Application fees vary by program. For rentals, a standard application fee applies. For our Rent-To-Own and Owner Financing programs, we charge a nominal processing fee. Contact us for current fee schedules.
Do you run credit checks?
We do review credit as part of our process, but we work with all credit profiles—good, bad, or no credit. Our Owner Financing program is specifically designed for buyers who can't qualify for traditional bank financing.
What credit score do I need?
There is no minimum credit score requirement for our programs. We evaluate the full picture—income, employment, down payment, and motivation—not just your credit score.
Can I use borrowed funds or a 401K for a down payment?
Yes. We accept 401K withdrawals, borrowed funds from family or friends, and other non-traditional sources for down payments on our Owner Financing program.
Selling Your Home
How fast can you close on my home?
We can close in as little as 7 days. The timeline is flexible—if you need more time, we can accommodate that too. We work around your schedule.
Do I need to make repairs before selling?
No. We buy homes in any condition—as-is. You don't need to clean, repair, or stage anything. We handle all of that after closing.
Are there any commissions or fees?
None. We are not realtors. There are no agent commissions, no closing costs charged to you, and no hidden fees. The offer we make is what you receive.
What types of properties do you buy?
We buy single-family homes, duplexes, townhomes, and condos. We purchase properties in any condition—inherited homes, foreclosures, fire-damaged, vacant, or occupied.

Who is responsible for maintenance in a rental?
As your landlord, GJ Property Holdings is responsible for maintaining the property in habitable condition. Tenants are responsible for minor upkeep and reporting issues promptly. We have a responsive maintenance team.
